Identify areas where builders are actively constructing spec homes and reach out to them with a personalized approach.

Start the conversation by expressing your interest in helping them find suitable lots and offering to be their listing agent once a lot is secured.

Research and contact owners of lots meeting the builder’s criteria to expand your opportunities.

If the builder doesn’t have a listing agent, seize the opportunity to provide value and potentially secure a listing opportunity.

2. Become the go-to agent for off-market opportunities

Stand out in the market by sharing off-market opportunities with your clients. Network with other agents to discover off-market homes and share them with potential buyers to increase your transaction opportunities.

3. Use Instagram green screen videos for coming soon listings

Utilize Instagram green screen videos to create buzz for your coming soon listings and attract new buyers. Showcase the location of your listing with a map in the background to capture attention and generate interest.

The script for the video could be something like this:

“We have an exciting new listing coming soon in this area (point and circle on the map behind you). I can’t reveal all the details just yet, but if you or someone you know might be interested in a four-bedroom, three-bath home in this area, please share this post with them or send me a direct message to receive the details as soon as they are available. Stay tuned for more updates!”
