For buyers looking to make a purchase, now presents an opportunity with less competition and increased inventory. Sellers should focus on pricing competitively to attract potential buyers.”

Price Growth in Middlesex County Outpaced National Trend

In August, the median sale price in Middlesex County reached $847,165, marking a 2.1% year-over-year increase, a significant improvement from the previous month’s flat reading. Nationally, prices rose by 2.0% over the same period, indicating that Middlesex County has caught up with the broader trend after trailing behind for some time. Despite a 20% increase in active listings, the market in Middlesex County remained strong, with well-priced homes selling quickly and overpriced listings struggling to attract buyers.

Slight Dip in Sales Activity After July Surge

In August, home sales in Middlesex County decreased by 4.3% year over year, with pending sales also down by 3.5% compared to the previous year. Despite the slight decline, the median days on market remained at 23 days, showcasing the region’s strong demand. Around 46% of homes closed above asking price, indicating continued competition in the market.

Nationally, pending sales dropped by approximately 1%, with homes spending an average of 50 days on the market. Middlesex County continues to outperform the national average in terms of speed and competition, maintaining its competitive edge in the housing market.
