Nationally, home prices saw a modest increase of 2%, with homes typically selling in 50 days. Despite a slight growth in inventory, Travis County experienced a contrasting trend with a decrease in prices, longer time on the market, and higher months of supply, indicating a buyer’s market. Sellers in Travis County faced more competition and needed to adjust their pricing strategies accordingly.

“The U.S. housing market encountered challenges in August due to economic factors, impacting buyers, sellers, and investors,” said Chen Zhao, Redfin’s head of economics research. “Buyers looking to make a purchase now have a favorable environment with less competition and more inventory, while sellers need to price their properties competitively to attract attention.”

Price Comparison: Travis County vs. U.S. Market

In August, the median sale price in Travis County dropped by 5.3% year-over-year to $497,336, while the national median price increased by 2.0%. This correction in Travis County’s prices followed a significant surge during the pandemic, bringing prices closer to pre-pandemic levels.

With over half of homes receiving a price cut, sellers in Travis County had to navigate a market where negotiating room was common. Only a small percentage of sales went above the listing price, emphasizing the buyer-friendly nature of the market.

Market Activity: Closings and Pending Sales

Despite a decline in pending sales and closings in Travis County, homes sold faster than the previous year, with the median days on market decreasing by 10 days to 72. This improvement in market speed was likely a result of sellers adjusting their pricing strategies to match market conditions, leading to quicker sales.

Compared to the national trend of stable closings, Travis County’s market reflected a more significant pullback, driven by increased supply and changing affordability dynamics.

Inventory Trends: Active Listings and New Listings

Although active listings in Travis County decreased slightly year-over-year, new listings surged, leading to a higher months of supply at about 6.5. The influx of new listings outpaced demand, creating a buyer’s market environment where sellers had to compete for a limited pool of buyers.

With Travis County firmly in buyer’s market territory, sellers needed to consider adjusting their listing strategies to attract buyers in a competitive market.

The luxury and high-end tiers in Travis County showed more resilience in pricing, with luxury properties experiencing a price growth of 4.7% and strong above-list activity. In contrast, lower-priced tiers saw price declines, with the bottom tier experiencing the steepest correction.

Buyers shopping in the lower price ranges had more negotiating power, while sellers in higher tiers needed to differentiate their listings to attract buyers in a competitive market.

Strategies for Buyers and Sellers in Travis County

Buyers in Travis County have the advantage of a buyer’s market, with ample negotiation room and slower-moving inventory. Take your time to consider options, negotiate terms, and explore properties below the list price. For buyers looking at starter and non-luxury homes under $450,000, there are significant opportunities for favorable deals.

For sellers, pricing according to current market conditions is crucial, as evidenced by the decline in median sale prices and the prevalence of price cuts. Properties that were priced accurately from the start had a quicker sale, while overpriced listings lingered on the market. Consider offering incentives to attract buyers in a market with a surplus of inventory.
