Mortgage Rates Today, Monday, October 5: A Little Lower

Mortgage rates are slightly lower this morning, possibly due to Friday’s weaker-than-expected jobs report. Combined with last Wednesday’s somewhat positive inflation data, it appears that the Federal Reserve will likely hold off on a rate hike at its upcoming meeting.

The average interest rate for a 30-year fixed-rate mortgage has dropped to 7.31% APR, according to data provided to BW by Zillow. This is 10 basis points lower than Friday but six basis points higher than a week ago. (Refer to the chart below for more details.) A basis point is one one-hundredth of a percentage point.

While mortgage rates are lower today, they are still relatively high compared to recent weeks. Factors such as inflation reports, job numbers, Fed policies, and global events contribute to the fluctuation of mortgage rates. The recent trend has seen rates staying above 7%.

Looking ahead, the Federal Reserve’s decisions play a crucial role in influencing mortgage rates. Despite not directly setting mortgage rates, the Fed’s policies impact market sentiments. The recent rate hike by the Fed aims to combat inflation by increasing borrowing costs.

With two more meetings scheduled for 2026, the possibility of further rate hikes remains uncertain. Recent economic data has led to fluctuations in the likelihood of a rate hike at the October meeting. The Fed’s balancing act between controlling inflation and supporting the labor market continues.

For now, it seems likely that the Fed will maintain its current stance at the upcoming meeting. This could alleviate some pressure on mortgage rates, but significant changes are not expected due to ongoing factors affecting long-term borrowing costs.
