Are you guilty of laughing at poorly taken real estate listing photos? From fuzzy shots to strange objects in the background, we’ve all seen our fair share of amusing images. But every once in a while, you come across a listing with photos that make you stop scrolling and take a closer look.

According to Wendy Forsythe, chief marketing officer for eXp Realty, a beautiful image can make you pause and want to see more. So, how can you ensure that your listing photos have that wow factor? It all starts with choosing an agent who works with professional photographers and preparing your house for its close-up.

Why Professional Photography Matters

When it comes to real estate photos, quality matters. Cliff Freeman, an eXp agent, emphasizes the importance of hiring a professional photographer. Amateur photos taken with a phone simply don’t compare. Kate Ziegler, an agent with Arborview Realty, considers professional photography a crucial part of the marketing process.

Most agents will hire a photographer on your behalf, so it’s essential to choose an agent who values high-quality photography. Take the time to review listings from potential agents to gauge the standard of their photography.

The Importance of Realistic Photos

While professional photography is key, it’s also crucial to ensure that the photos accurately represent your home. Art Moreno Jr., a real estate photographer, warns against over-editing photos, which can make them look unnatural. Realistic photos help buyers get a true sense of the property.

In some cases, editors may be responsible for excessive editing, leading to unrealistic images. However, the goal is to showcase your home in the best light while keeping it authentic.

View Your Home Through a Buyer’s Eyes

Before the photoshoot, take a step back and view your home as a potential buyer would. Consider making small enhancements like trimming shrubs, power-washing walkways, and repainting the front door to enhance curb appeal.

Depersonalize the space by removing personal items and creating a welcoming atmosphere. By putting yourself in the buyer’s shoes, you can make your home more appealing in listing photos.

Preparing Your Home for the Photoshoot

On the day of the photoshoot, follow a checklist to ensure your home is photo-ready. Declutter, remove personal items, and enhance outdoor spaces to create an inviting atmosphere. Pay attention to details like lighting, cleanliness, and organization to capture the best shots.
