Manufactured housing gains traction, but negative stigma persists

With the housing market pricing out more and more Americans, federal lawmakers are turning their attention to manufactured housing as a more affordable alternative to traditional stick-built homes.

Despite the misconceptions surrounding new manufactured housing communities, legislators are recognizing them as a vital solution to housing affordability. The Affordable HOMES Act, recently passed by the U.S. House of Representatives, aims to streamline manufactured housing development by removing regulatory burdens.

The legislation, designed to lower manufactured housing prices, has gained support from the Manufactured Housing Institute, which reports that new manufactured homes sell for significantly less than site-built homes.

Gene Kim, Executive VP of CRE Strategies at Ascent Developer Solutions, believes that manufactured housing can play a significant role in boosting housing affordability. AscentDS has expanded its financing to support manufactured housing developers.

Misperceptions continue to hamper manufactured housing

Despite efforts to improve the safety and quality of manufactured homes, there is still a NIMBY effect impacting these communities. Many people associate manufactured housing with outdated mobile home parks, leading to misconceptions about their impact on property values and aesthetics.

Local concerns often hinder the approval of new manufactured communities, with some believing that these homes do not appreciate in value as much as stick-built homes. However, data from the Census’s 2025 Manufactured Housing Survey shows that both types of homes appreciate at similar rates.

Geographic distribution of manufactured homes

Manufactured housing accounts for about 5.4% of all housing stock nationally, with varying levels across states. States like New Mexico, Mississippi, and West Virginia have a higher share of manufactured homes, which are crucial for families in rural areas.

The South, particularly Sun Belt markets like Texas and Florida, is seeing significant growth in manufactured housing due to population increases and favorable zoning laws. Overall, manufactured homes serve as an essential housing option for families in rural and urban areas alike.
