Realtor associations, MLSs push back on steering allegations

Zea Takes on Real Estate Brokerage Fees

Zea is the founder of www.snapflatfee.com, a brokerage that charges sellers a listing fee for limited services. The firm syndicates listings data to MLS data feeds and forwards buyer leads directly to the seller. Zea alleges that buyer’s agents working with the defendants discourage clients from properties with reduced or non-existent buyer’s agent commissions.

All defendants, including NAR and various realtor associations, have jointly filed a motion to dismiss Zea’s lawsuit. They claim that Zea has not demonstrated personal injury, evidence of an agreement or conspiracy, or defined any anticompetitive harm. The defendants argue that Zea’s claims have already been addressed in previous lawsuits. Additionally, out-of-state defendants argue lack of personal jurisdiction in Florida.

Responding to Zea’s request for a preliminary injunction, the defendants argue against a blanket enforcement of MLS rules, stating that they already enforce rules through individual complaints and investigations. They claim that Zea’s evidence does not show systematic non-enforcement or conspiracy.

Zea has until October 22, 2025, to respond to the defendants’ motions and opposition. The ongoing legal battle raises questions about real estate brokerage practices and consumer protection.
