The Cost of Living Comfortably in America’s Largest Cities

A recent study, based on the 50/30/20 budgeting rule (50% needs, 30% wants, 20% savings), reveals that the income required to cover essential and discretionary expenses far surpasses the median household income in most metropolitan areas — particularly for homeowners.

Leading the pack is Irvine, California, which tops the nation for the highest income needed to live comfortably as both a homeowner ($326,645) and renter ($130,943). Surprisingly, the city’s median household income stands at $129,647 — less than half of what’s necessary for homeowners to maintain a comfortable lifestyle.

The study also identified nine of the top 10 cities where homeowners require the highest incomes, with the majority located on the West Coast or in the Pacific region. The sole East Coast representative is Arlington, Virginia.

Aside from Irvine, the top 10 list includes several other California cities, such as Fremont, San Jose, San Francisco, San Diego, and Los Angeles.

California dominates the top 50, with 15 cities where both homeowners and renters must earn six-figure incomes to live comfortably.

Interestingly, none of the 50 cities analyzed had a median household income higher than the income needed for homeowners to live comfortably. However, in 10 cities, the median income surpassed the amount required for renters to maintain a comfortable standard of living.
