NorthstarMLS says no to delayed marketing exempt listings

NAR’s MLOS and Delayed Marketing Listings: A Closer Look

NAR recently introduced MLOS (Multiple Listing Options for Sellers) and delayed marketing listings, causing some controversy due to pushback over its Clear Cooperation Policy (CCP). However, MLSs have been given the flexibility to choose how they will implement this new listing option.

In a blog post on the NorthstarMLS website, it was stated that the MLS’s current systems already offer sellers compliant options, meaning there will be no significant change in operations. The post emphasized the importance of maintaining transparency and simplicity for subscribers.

NorthstarMLS argues against the need to implement the provision, citing potential compliance confusion, operational hurdles, and lack of clear communication to clients. The current Active status in NorthstarMLS already supports the essence of NAR’s policy, allowing sellers to opt out of IDX and syndication at the office level while ensuring cooperation within the MLS.

The MLS believes that the delayed marketing option could create information silos and reduce listing accessibility, which goes against its mission of providing accurate and reliable data to all participants. The focus should be on empowering subscribers to effectively serve their clients rather than implementing complex rules with little added value.

In related news, California Regional MLS (CRMLS) announced that it would not be implementing delayed marketing exempt listings, and Compass stated it would no longer adhere to CCP.
