Nationally, home prices increased by approximately 3%, with pending sales and active listings remaining relatively stable year over year. Homes spent an average of 49 days on the market, unchanged from the previous year. Middlesex County stood out from the national trends, with prices holding steady, inventory growing, and homes selling faster than the national average—highlighting the unique characteristics of this high-cost metro area.

“The U.S. housing market showed modest progress in July but faced some challenges,” stated Chen Zhao, Redfin’s head of economics research. “Both supply and demand saw a decline for the second consecutive month, leading to price increases and a challenging buyer’s market post-pandemic. Uncertainties related to mortgage rates, economic volatility due to global events, and a robust job market have added complexity. While most buyers and sellers may not see immediate improvements, economists are optimistic about future affordability and stability.”

Comparing Middlesex County to National Trends

In July, the median home price in Middlesex County was $857,485, showing a minimal increase of 0.3% compared to the previous year. This rebound followed a slight decline in June, indicating a return to price stability. Nationally, prices rose by 3.2% during the same period. Despite a 12% increase in inventory year over year, strong buyer demand in Middlesex County offset the impact of more homes on the market.
