DSCR loans became an investor favorite in 2025

DSCR Financing Takes Center Stage

With the persistent demand for rental properties driving investor activity in real estate, Debt Service Coverage Ratio (DSCR) has emerged as the preferred financing tool for these investments. According to Halpern, the secondary investor appetite for non-QM RMBS is on the rise, hinting at a potential significant entry of DSCR into this market next year.

CEO of AD Mortgage, Max Slyusarchuk, highlighted that the increased availability of DSCR products is linked to a higher acceptance in the secondary market.

He emphasized, “The comfort in DSCR comes not from lenders, but from the final bond buyers and investors. Lenders can produce whatever the markets will buy.”

Safe and Sound Underwriting

Slyusarchuk pointed out two key reasons contributing to the secondary market’s comfort with DSCR. Firstly, DSCR loans are easier to underwrite, and secondly, there are precise calculations for the underlying loan-to-value ratios.

He explained, “The uptick in 2025 came from the realization that these loans could be underwritten easier and faster. We have the proof to educate bond buyers on the viability of this product.”

Stacy Speas, senior vice president of operations for Cornerstone Servicing, echoed the sentiment that DSCR loans are performing well despite their nontraditional nature.

She stated, “We are seeing that in terms of delinquency, DSCR loans are not materially different from traditional underwrites. The reliance on potential rental income has not proven to be a deterrent for lasting delinquency.”

Speas emphasized the strength of the rental market amidst challenging conditions for homeownership, highlighting the continued demand for rental properties.

Attractive Offerings

As lenders adapt to meet borrower needs, Jessica Vance, owner of Jessica Vance Real Estate and Mortgages, noted a shift in standards with some lenders offering lower DSCR ratios.

She mentioned, “We now have wholesale lenders willing to do DSCR ratios of 0.8 and even no ratio loans. The introduction of no-ratio DSCR loans is expected to gain popularity among investors.”

Jeremy Schachter, a branch manager for Fairway Home Mortgage, hailed DSCR as the standout product for its versatility in challenging market conditions.

He predicted, “I see this program becoming even more popular in 2026 as investors look to expand their real estate portfolios.”

With industry giants like Rocket Pro leveraging the momentum of DSCR financing, Roby Robertson of LoanLogics forecasted significant growth in scale and volume in 2026 as more players in the industry adopt DSCR programs and institutional investors increase their allocations.
