Yesterday afternoon, the Federal Reserve raised the federal funds rate by 25 basis points, but this had little impact on mortgage rates as they had already increased in anticipation of the hike. The average interest rate on a 30-year fixed-rate mortgage is now 7.05% APR, three basis points higher than the previous day and seven basis points higher than a week ago. The Fed’s decision to address inflation may help ease the upward pressure on mortgage rates, but other factors also influence their direction.

Despite the Fed’s actions, bond yields and mortgage rates have been rising steadily, indicating that inflation remains a persistent issue. The Fed’s acknowledgment of this suggests that inflation is a problem that won’t be easily resolved. The central bankers’ move to raise rates may help alleviate concerns about their inaction in the face of rising inflation.

The Fed’s decision to raise rates was widely expected, but what caught the market’s attention was the possibility of more rate hikes in the future. The Fed’s updated Summary of Economic Projections revealed differing opinions among committee members on the appropriate level for the federal funds rate. The majority believe that the rate should increase by 25 basis points by the end of 2026, while some suggest a 50 basis point increase, possibly in December. This suggests that the Fed may continue to raise rates in the coming months.

Overall, the Fed’s rate hike is not seen as a one-time event, and market participants are closely monitoring future developments to gauge the central bank’s next moves. Warsh mentioned removing a “dose of accommodation” in his speech, indicating a potential shift towards a more restrictive monetary policy. This, along with the dot plot and market reactions, suggests the possibility of additional rate hikes by the end of the year. While these actions may help ease inflation concerns, it could also lead to a higher interest rate environment. Although this may alleviate some pressure on mortgage rates, don’t expect them to decrease significantly.
