Real estate strategies have life cycles and eventually fade or become less effective. Many agents fail to recognize these trends and continue outdated strategies without realizing the need to pivot.

Changes in results can be gradual, leading to a reluctance to change in hopes of reverting to previous successes. I will highlight fading or outdated trends and offer alternative strategies that are currently trending upwards, leading to increased conversions and closed deals.

1. Door knocking

While door knocking can still produce results, its effectiveness has diminished significantly, and there are more efficient ways to grow your business. The diminishing returns of door-to-door campaigning were evident in the last presidential election.

Instead of traditional door knocking, consider reaching prospective clients through platforms like YouTube, social media, and podcasts, where they spend a significant amount of time.

2. Traditional Just Listed and Just Sold cards

Standard postcard formats for Just Listed and Just Sold cards have become so common that they often go unnoticed. To stand out, reimagine your marketing approach to make it more engaging and memorable.

Highlighting the people or process involved in the sale can increase the effectiveness of your campaigns and attract future listing opportunities.

3. Unedited listing photos from an iPhone

Invest in professional photography, drone shots, and videography for your listings to present properties in the best light and showcase your professionalism as an agent.

4. The 3 P’s of marketing being enough

While the traditional 3 P’s of marketing (MLS listing, yard sign, and prayer) are still important, a detailed and proactive marketing plan is essential in today’s market to attract more potential buyers.

Utilize AI and tools like ChatGPT to enhance your marketing strategies and stand out as a top-tier agent.

5. Blog post lead generation

The effectiveness of SEO-driven, local blog content for lead generation may be on the decline. Stay ahead of the curve by exploring new and innovative lead generation strategies.

The acceleration of users utilizing ChatGPT to generate SEO-optimized local content for blogs is saturating the effectiveness of this strategy for websites. However, sharing blog posts on platforms like LinkedIn can enhance the strategy’s impact, as there has been a surge in views and engagement for local blog-style content on LinkedIn. While AI-generated video content is on the rise, personalized video content remains the top choice for better outcomes.

The acceptance of unprofessional buyer agents has shifted the focus towards professional buyer’s agents who must effectively communicate their value. Waiting for interest rates to drop has led many agents to pause, but successful agents focus on controlling what they can, maintaining consistent efforts, and identifying clients ready to buy or sell regardless of market conditions. Professional agents adapt to trends and make necessary adjustments for success.
