Move Over, Airbnb: Big Hotels Target Group Travel

Major hotel brands are expanding their offerings to include vacation rental properties, providing new options for large groups and families.

Platforms like Airbnb and Vrbo have long been popular choices for group travel accommodations, offering multi-bedroom rentals that are often more comfortable and cost-effective than traditional hotel rooms. However, concerns have been raised about high fees and unreliable hosts on peer-to-peer rental sites.

Despite these challenges, the demand for short-term rentals continues to grow. According to a report from AirDNA, demand for short-term rentals increased by 7% in 2024 and is projected to rise by 4.9% in 2025.

Recognizing this trend, major hotel chains like Hilton, Hyatt, and Marriott have introduced their own vacation rental properties.

For example, Hilton Hotels & Resorts recently partnered with Evermore Orlando Resort, a vacation rental complex offering hundreds of rental units with resort-level services.

Evermore Orlando Resort features a variety of rental options, from two-bedroom apartments to 11-bedroom homes, all designed for weeklong vacations. The properties come with family-friendly features like bunk rooms and slides, along with resort amenities like an artificial beach, golf courses, and on-site dining.

While these hotel-affiliated vacation rentals can be pricier than traditional rentals, they offer a more reliable and secure option for travelers seeking group accommodations.

Evermore Orlando Resort, a luxury vacation rental complex, offers a range of accommodation options from houses to villas, all designed for a comfortable vacation experience.

The resort’s developer, Christopher Kelsey, emphasizes the convenience and equality of the primary bedrooms in each unit, ensuring a fair distribution among guests.

In addition to family-friendly features like bunk rooms and slides, Evermore Orlando Resort offers resort amenities such as an artificial beach, golf courses, and on-site dining, as well as onsite staff for assistance.

While the rates at Evermore Orlando Resort can be high, guests can use Hilton Honors points to book accommodations, making it a more affordable option for those looking for a unique vacation experience.

Hotel brands like Marriott, Hyatt, and Hilton are also expanding their vacation rental offerings, providing a variety of options for travelers seeking more space and amenities for their trips.

Marriott

Marriott International introduced Homes & Villas by Marriott International in 2019, offering a collection of vacation rentals worldwide that allow Marriott Bonvoy members to earn and redeem points for stays.

These properties, managed by Marriott-vetted companies, include a range of luxury options with amenities like private chefs and infinity pools, as well as more affordable multi-bedroom homes.

Hyatt

Hyatt Hotels Corp. launched Homes & Hideaways by World of Hyatt in 2023, featuring standalone properties overseen by approved management companies and offering larger accommodations through timeshares.

Hyatt Vacation Club locations offer various options for travelers, with prices varying by location and accommodation type.

World of Hyatt points can be used to book stays at Hyatt Vacation Club properties, providing flexibility for travelers looking for a unique vacation experience.

With a focus on non-traditional timeshare markets, Hyatt Vacation Club offers a variety of locations that showcase the unique features of each destination.

Properties like the Elara in Las Vegas provide a unique vacation experience with spacious accommodations and resort amenities, making them an attractive option for travelers seeking more than just a traditional hotel stay.

What this means for travelers ahead

Travelers now have more options for booking accommodations for large groups, with hotel brands offering a variety of vacation rental and timeshare options.

By exploring these new offerings from hotel companies, travelers can find accommodations with more amenities, services, and points earning opportunities, potentially leading to a more enjoyable and cost-effective travel experience.
